How does buying a home in Arizona actually work?
Arizona purchases run on the AAR contract, which sets firm dates for inspections, appraisal, loan approval, and closing. Knowing what falls due when is most of what separates a calm transaction from a stressful one.

Step 1: Get clear on budget and financing
Start with a lender conversation before you tour anything. A prequalification tells you the range you can actually transact in, and in a competitive situation a fully underwritten preapproval carries more weight with a listing agent than a basic letter.

Step 2: Define the search, not just the price
Price alone is a weak filter in the Phoenix metro. Lot size, construction year, HOA structure, school district, and commute direction will narrow the field faster. We build the search around those and adjust as you see homes.

Step 3: Tour with a plan
We group showings by corridor so you can compare like against like in a single outing. After each round we revise the criteria based on what you reacted to in person, which is usually different from what looked good online.

Step 4: Review the comparable sales before writing
Before an offer, we pull recent closed sales on comparable lots and square footage, not active listings. Active prices are asks. Closed sales are evidence, and that is what an appraiser will use.

Step 5: Structure the offer
Price is one term among several. Earnest money, inspection period length, seller-paid costs, close date, and possession terms all move the odds. We tell you which levers matter to this particular seller based on what the listing agent signals.

Step 6: Inspections and due diligence
Arizona's standard inspection period is ten days unless negotiated otherwise. We line up the general inspection early and add specialists when the property calls for it, such as roof, pool, sewer scope, or HVAC.

Step 7: Appraisal, loan, and title
The lender orders the appraisal, the title company runs the commitment, and we track both against the contract dates. If the appraisal comes in under contract price, we go back to the comparable sales and negotiate from evidence.

Step 8: Final walkthrough and close
We walk the property again before signing to confirm agreed repairs are complete and the condition matches the contract. Arizona closes through escrow, and recording usually happens the same day or the next business morning.
