Overview

How does selling a home in Arizona actually work?

The first two weeks on market draw the most qualified attention, so pricing and presentation have to be right before you go live. Everything after that is managing terms and deadlines.

Step 1: Establish why and when you are selling

The timeline drives everything else. A seller who must close by a specific date prices and negotiates differently from one who can wait for the right buyer, and pretending otherwise costs money.

Step 2: Price from closed comparable sales

We price against recent closed sales on similar lots, square footage, and condition, then account for what is currently active and competing with you. Overpricing early is expensive because the first two weeks draw the most qualified attention.

Step 3: Prepare the property

We walk the home and identify what returns more than it costs. Usually that is paint, landscaping, decluttering, lighting, and minor repairs. We will tell you plainly when a proposed improvement will not return its cost.

Step 4: Build the marketing

Professional photography is the baseline. Depending on the property we add video, floor plans, twilight images, and a dedicated listing page, then distribute across the MLS, syndication portals, paid social, and our own network.

Step 5: Manage showings and feedback

We track showing volume and agent feedback against expectations for the price point. If traffic is strong but offers are not coming, the issue is usually condition or presentation. If traffic is thin, the issue is usually price.

Step 6: Evaluate offers on all terms

The highest number is not always the strongest offer. Financing type, appraisal and inspection contingencies, earnest money, close date, and the buyer's lender all affect whether an offer actually closes.

Step 7: Manage the escrow period

Once under contract we coordinate inspections, repair negotiations, the appraisal, and title work against the contract calendar so nothing slips and no deadline passes unnoticed.

Step 8: Close and hand over

We confirm the settlement statement before signing, coordinate possession and key transfer, and make sure utilities and HOA transfers are handled so nothing follows you after closing.
